Roofing systems, whether sloped or flat, are simply not designed to hold water for long periods of time. Ponding water is usually a sign of drainage problems that need to be addressed quickly. Not a lot of people think about this, but ponding water acts as a magnifying glass on the roof directly under the pond. This magnifying effect increases the likelihood of ultraviolet damage.
Constant exposure to moisture also weakens the adhesives, which can compromise the integrity of your roof. Stagnant water collects dirt and debris which can hasten the growth of vegetation and attract insects.
If you go over your flat roof’s warranty language carefully, you’ll likely see a clause requiring the building owner to maintain positive drainage or to not allow water to sit on a roof for more than 48 hours under dry conditions. Failure to do so will result in a voided warranty.
The good news is that a self-inspection is usually all it takes to fix the problem. If you are confident that you have adequate drainage, ponding is typically caused by a fallen tree branch or debris that can easily be removed. If that doesn’t solve the issue, contact your roofing company right away.
