Understanding Commercial Roofing Warranties

The warranty of a commercial roofing system is as important as the roof itself. It is a document that guarantees the roof’s performance based on defined specifications within a given period. It also identifies potential remedies if it does not perform as expected. It is like any other contract—as a property owner, you have to follow certain obligations stated in the warranty.

Barnett Roofing, one of the top roofing contractors in the area, provides a quick overview of commercial roofing warranties.

Types of Commercial Roofing Warranties

There are two main categories of warranties, the first one being manufacturer warranties. It comes in different types as well. A no dollar limit (NDL) warranty fully covers defective products or failure of the products under proper use during the warranty period regardless of how much the replacement costs.

A materials warranty guarantees that the manufacturer’s products will not fail within a certain period, may it be 10 years or up to 30 years depending on what is indicated in the warranty. In a labor and material warranty, defects in materials and labor are covered up to a certain dollar limit. It is also often prorated, which means the cost of roof repair or replacement tends to decline over time.

Roofing contractor warranties, which is the second category of warranties, cover workmanship. In particular, it covers the work performed to install the products coming from the manufacturer, as well as the products the contractor uses to install the roof.

The Responsibility of the Property Owner

As the property owner, you are responsible to both the manufacturer and the contractor for maintaining your commercial roof to ensure the proper function of the materials and workmanship. An annual maintenance program makes this easy and creates the required paper trail if a problem arises. Failure to keep your roof in good condition can void your warranties.

The factory-certified professionals at Barnett Roofing have experience in installing all types of commercial roofing materials. We understand the complexity and diversity that come with these roofing systems, which is why we invest heavily in our team’s education and training.
