These Documents Should Always Be Part of Your Roofing File

Roofing care and maintenance are important parts of a property manager’s work. Unfortunately, they’re also one of the most overlooked. It’s easy to forget about your roof until some unforeseen event happens and you’re in need of emergency roof repair services. One way to make this work easier is by keeping a file on your roof— a place to keep all pertinent documents about the installation, maintenance, repairs and other information about your roofing system.

From Installation

For property owners, you’ll typically get a quote or an estimate before you get a flat roof or shingle roof replacement. This also typically serves as your contract for the work. As such, it will contain all the basic information you need to know about your brand-new roof, i.e. the start (and end) of its life span, how often its maintenance and checkups should be, etc. This should be the first part of your roofing file.

Warranty Information

In many cases, installing a new or replacement roofing system carries with it a warranty. This can cover all aspects of the new roof, including labor and materials. Labor warranties are covered by the roofing company and are therefore separate from the materials warranty which is covered by the manufacturer. Put all the warranty and insurance information on your roofing file.

Miscellaneous Documents

Lastly, you want to keep a record of all the roof repair jobs you’ve done, as well as reports on regular inspections, and other related papers in your file. This will help contractors determine the history of your roof much like how doctors consult a patient’s history. You also want to include photographs of your whole roof which should be updated at least every six months as well as before and after pictures of every job completed.
